Our Program

Our homeownership program is to help homebuyers achieve their dream of owning a home. CDHFH builds affordable houses to call home and believes that everyone deserves a decent place to live! Habitat homebuyers learn valuable financial skills and have the unique opportunity to build their own home with CDHFH staff and volunteers. Our potential Habitat homebuyers are required to assist in the construction of their home by accruing sweat equity hours, participating in CDHFH events that raise program awareness, completing financial literacy training, and CDHFH homebuyer readiness workshops. You will be required to attend an Informational Orientation to begin the process of your application.

The Mortgage Loan Process

1. You will need to complete the eligibility form above. Our Qualified Loan Officer (QLO) will follow up with you in the next few days to ask you for additional information.

2. To receive a loan application, you may download one here. The application document includes a list of supporting documents that prove your income, assets, and mortgage readiness (Ability to Pay, Willingness to Partner, and Need of Shelter). You will need to return the completed application, all supporting documents, and pay your credit report fee by the application cycle end date, to be considered in the current cycle.

3. Your credit report will be requested to be pulled by NCALL on our behalf. Once we have your completed application, including your credit report, we will provide you with disclosures within three (3) days. You will be formally notified of your acceptance or denial into the Central Delaware Habitat Homeownership Program within 30-60 days.

4. After verifying all the supporting documents that you’ve submitted, our QLO will submit your file to our Finance Committee for Phase I review. If approved, the underwriting process will begin. During this process, we will make sure you meet all mortgage criteria. This includes things like making sure your income is sufficient to make your monthly mortgage payment, negative sex offender report, verified supporting documentation, and a home visit inspection check-up.

5. Your file will then be sent for our Phase II Board of Directors review. The length of the mortgage loan process varies. On average, it takes a home buyer 30-60 days from the time they complete the application and credit report analysis for the Board of Director’s review.

6. Make sure you meet all the requirements before applying, have all your supporting documentation on hand, and respond in a timely fashion to help make the process go smoothly and quickly.
